Tower 3&4 @Genting
(The great challenges and solutions on First World Hotel Tower 3&4)
(By Kent Gu Kok Kin, Project Manager) (2015 Jul-Sep)
This project is originally consists of construction of 2 blocks of Hotel, Podium, and 11 levels of basement carpark. Phase 1 is only involved the construction of basement up to podium roof, while the construction of the hotel blocks is in Phase 2. The proposed Tower 3&4 and Genting Mall are constructed next to existing First World Hotel and it is connected at certain proposed floors.
Contractually this project is supposed to be commenced on 2nd January 2014 and with construction period of 12 months. Unfortunately, the earthworks are not fully completed and unable to reach the piling platform as per schedule due to dump site issue and excessive of rock excavation. In view of the urgency of project delivery, we have no choice but overlapping the piling works while the earthworks are still in progress. The logistic is terrible during construction due to the overlapping, and it is worst when building contractor started to mobilize in.
The great challenge of this project is its super crazy tight time frame. The layout has been revised few times and can only befinalized on around early of August 2014. The changing of layout has caused some of the completed piles be abandoned and resources idling while pending layout to be confirmed. As a consequence, the original 12 months of construction period has been squeezed to 8 months in order to meet the scheduled overall project delivery date, and acceleration costs had incurred.
The final piling layout consist of 264nos. caisson piles with diameter ranging from 1m to 3.6m, and 4520nos. micropiles with diameter of 250mm. During the full swing, we have about 17nos. micropile machines working concurrently and open about 100nos. caissons in 1 cycle. The whole operation team is working 24/7 in order to catch up the schedule.
The project management and coordination works are very crucial for this project due to the involvement of too many parties, and frequent revise of layout drawings. On the other hand, safety and worker issues also post a great challenge for this project. We have about 500 workers during the full swing period and working under such a cold weather really not easy, especially at night time. We can proudly to say that there are no serious accidents/injuries happen in this project.
This is my first project after I have been promoted as Project Manager. Although it is very tough, but I have gained precious experience through it out and will definitely be useful in future.
